However, we want it to at least break even when we move out and rent out all the units. 

I live in one unit and AirBnB the other. 

I have a four unit in Chicago, the tenants are fairly careless about keeping all the garbage in the cans.

It is 3 levels and each level has an exterior door too. 

They have modest cash/income needs which could be satisfied by DST-level returns but we're trying to determine if there's a better move. 

I intended to sell, buy a one level with the proceeds and take the capital gains hit.
