I guess I'm saying if I send it today their lease isnt technically up until 12:01am tomorrow (2/1)?

In TX the latter is a huge issue and has kept me from investing there. 

However when doing larger builds for others I do use a couple close subs rather frequently, its not technically me paying their wages.

It appears that the seller receives a junior (2nd position) lien which encompasses the existing first lien which actually makes this a “wrap around” mortgage (technically), not a “subject to”, but the way it’s structured it works the same.Having a wrap DOES provide the seller with an avenue to foreclose if payments to the existing mortgage aren’t made.The fact that the buyer provides detailed information upfront and states that they are willing to consider and incorporate suggestions from the buyer that add to the buyer’s security may be an indication that the buyer is “legit”.  

How do you manage and monitor your projects from afar when things are starting to go left, especially when facing communication and progress issues with contractors?

Liability issues?

It will cost more, but the last thing you want to do it buy a property and the pipes burst week one and you don't get any insurance money to fix the issue.

Many issues to consider here regarding the mortgage, if PA had a real estate transfer tax issue with this, if there any deals in place that would restrict you from doing this, getting permission from the bank to do this, annoying legal fees it will cost to do this...3) The partners then distribute their TIC interests in this land into the New LLC. 

I have plenty of equity in the home so that should not be an issue, but I am a bit confused on where to search for investment property HELOCs.
