You as an investor may be a Doctor, owning a manufacturing, retail store and the list goes on.

If things work out reasonably well I hope to procure additional properties in the same market, though, so ideally once I build a team up I won't have to worry so much.If you haven't already, maybe pick up "Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties" - I believe it's available from the BP store and elsewhere.

Plus, I have a 40-hour W-2 job (environmental engineer) and a partner of an Amazon store. 

I skip over all the 50-100 home neighborhoods, storage facilities, fast casual dining, and autoparts stores that sprout up, those have become almost too common to notice until HOA's get into heated battles with developers over access rights (and usually win). 

Given this, location may only be relevant to the extent that there are basic, lower wage jobs in the area (restaurants, walmarts, dollar stores, etc) and will continue to be.

Out of convenience I used the notary located at the local UPS Store.
