You likely won't be able to offset the rental loss with your W-2 income unless you can claim real estate professional status or operate it as a STR and self-manage it.The answer won't change even if you own the property inside of an LLC.Best of luck.

When evaluating a neighborhood for potential price appreciation, always consider these indicators: new businesses, infrastructure projects, increasing employment opportunities, highly-rated schools, decreasing crime rates, and proximity to parks and cultural attractions.

Instantly I can tell the hottest markets from the normal and cold ones, and separately determine which one's I am priced out of due to crazy high values.I'd suggest a similar value-based approach if you have the data to calculate on to identify a few markets to start looking for deals in, but remember this is still too broad of analysis to make a go/no-go decision on the projects you find.
