I would find the property and put the title in my and my spouses name and make sure you have a good insurance policy on the property and a good umbrella for yourself.

Our policy with subs is that you only get 50% up front if you have general liability insurance, a trade license, and proof of worker's compensation (or a waiver).Usually with these folks there are two issues: cost of materials and what the worker needs right now.

In chapter 4 "Fair Housing", they speak of a case were tenants won because of discrimination against the tenant's children, "... the apartment complex enforced a policy that said children couldn't play in the grassy common areas of the complex." pg, 47.

I had them pester us into paying some tax for the person who lost it.. but not redeem it outright. the risk is if you do improvements past making the house safe from the environment.. they don't have to pay you back for any rehab you did to it.. you wont get title insurance until the 120 days is over.these were frankly my favorites..  90% of investors are scared and don't understand or they need to borrow money and cant.. so its perfect for the true all cash investor.. knocks out a lot of competition and i have gotten some smokin deals on those.No reason you can't get a title policy, it will just have an exception for any loss related to the FTXL.

The issues have been cancellations outside of my cancellation policy (and Airbnb's extenuating circumstances policy), and guests claiming issues that were issued refunds.
