This would fund "non-creative" investments, such as qualifying for a loan and then finding renters.The second side entails putting my degree aside while investing myself 100% into developing as a realtor, building my network and skills, and learning how to creatively invest with JV partners, owner financing, subject to, and lease option. 

But be aware you are NOT assuming the loan, just taking over the payments subject to the existing mortgage.

I'm reading, listening, studying everything I can on the subject of Flipping and I have one question for all the Pros out there.

For those outside of the this area or out of state, what thoughts do you have about the subject having fresh eyes and not directly in the New Haven market?

I  recently bought a property subject too right before the holidays and put a nice penny into it,  however I  didn't want the deed recorded that soon.

There are many posts on the subject of market cycles here on BP to get you started.Alternatively, if you cannot find property that cash flows how about looking for other types of deals to make money.

I've always been very interested in real estate and joined to try to learn as much as I can about the subject.
