660 and above should qualify you for DSCR. 

If you, your lender, or agent can pull up higher comps, there may be a way for you to negotiate a seller's concession and use it to buy down the interest rate.

I'm interested in creating more notes this way - buy all cash, rehab, refi-cash-out, and wrap.

Just buy something and work through it?

I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.  

It was suggested that I use sound caulk for a second layer of drywall, but I think the asphalt board will help dampen the lower frequencies more.

Can the lender still file the lien after-the-fact as long as the promissory note clearly indicated that the intent was for the subject property to be collateral?
