Had no idea how that would cost me not one but two $5K mistakes, nor become a mainstay of road to weath years later.

Ok so there is this owner that wants to sell his house to his renter and the renter was going to buy it house was appraised at 440,000 but the owner is selling to his renter for 380,000 now the renter who still wants to buy the house did not qualify for the loan this happens when they were about to close to some mistake from the buyers lender, now the owner wants cash and I'm not sure if there is anything I could possibly do to help ands maybe make some money of this situation since I haven't done any deals in thinking maybe I could find an investor to buy this house cash and then seller finance to this renter I really don't know any advice will be appreciated thanks!!

I guess the question is: in refinancing to a new 30yr fixed are there any red flags or rookie mistakes I can look out for in comparing offers to refi?

You are not accounting for any expenses other than your mortgage, which is a common mistake for new investors. 

Sorry for the long post, I'm just really passionate about helping people avoid the mistakes I made.

It's probably helpful to also note that what a lot of out of state investors are told is 'B' property is more like C/D...and some F.Anyway...here are the mistakes a lot of out of state investors make.#1 Mistake - Thinking that big lots make the property more valuable.  

I paid 700 bucks in information but walked about from a 10k mistake.
