I'm assuming you would need to have a notepad with some general estimates like this:Replace kitchen cabinets: $X per linear footRehab bathroom: $X per square footLaminate or eng. hardwood: $X per square footPainting and sheetrock: $X per square footThen when you are looking at the property you will need to do quick measurements of rooms.Is this the general way or is it much more general than this?

In addition I never buy doors, trim, casing, or windows from Home Depot or Lowes as my local buidling supply houses are much cheaper and provide better service: they'll come out and measure everything and delivery is free if I spend $500 which is nothing in this business.

I know there are many on here who would argue for a more measured "buy and hold" approach (this is a Bigger Pockets forum, afterall), but my guess is your average hotelier would argue the opposite (though I doubt many are on here to read this in the first place).For me personally, I started out relatively agnostic on which path to take.

In that case, I request to review prior to purchase to check specs, measurements and dimensions (depending on materials of course) only because I have been in situations where the homeowner selected materials and it became a disaster because they did not measure anything.

I'm leaning towards their service because they measure actual use instead of hot water use based rubs based, which seems to be the other option here in Oregon.

So it seems like my problem is I'm measuring these deals too independently rather than comparing them to avg CoC returns of like kind properties in specific markets determined by market conditions.
