Make sure you are regularly changing your title, and moving your pictures around. 

The key is to find a good fleet manager at a dealership in your area.

And easier to obtain both sold and rent comps once you finish the house hack and move onto the next one.

Reserves are key.

And when I move out in a year or two that rent will be completely cash flow. 

After a couple of years, we plan to move to another suburb and rent out both units.

@John Carr Many investors have moved away from the 'deposit' language and use a 'performance fee' instead.

Unless the lease agreement says otherwise, the landlord must give the tenant at least 3 days to move out.

I would suggest adjusting the price based off similar comparable units in your marketplace simply by going onto Zillow, or other similar sites, and seeing what is moving and what price point that is.
