Footnote #5: Real Estate Taxes are an estimate based on that the buildings will be assessed at a market value of 80% of the asking price; as a result this will be readjusted based on the final purchase price and when the property is eventually reassessed.

When the tenant did finally call to ask about the locks being changed, she explained that her roommate and she had parted on bad terms.This is not over - the owner faces potential issues due to the do-it-yourself eviction (not legal in IL).

My deal is to offer a house seller-financed until the balloon is due in 5 years at which point, I either give the deed to title to record upon final payment or we're all done and they move on or renew - push the balloon out further - for a fee (non-applicable to the principal), on a 30 year fully amortized loan.

I have done it with a verbal assurance that the utilities had been switched and a couple months later that finally happened.
