Prior to tenant move-in make a video of the interior of the apartment/any common area so if the tenant damages anything you have proof of the condition prior to move-in. 

I'd say on an interior wall like this nothing else is needed at all. 

I would have never considered insulation being a problem let alone the condensation on the interior.

In a 2 story, they just do exterior structural, and interior traditional stick. 

Examples of value include fixing deferred maintenance or updating interiors.

Did light rehab on the interior and did a lease/option.

The interior needed significant work and electrical was all out of date so, had to sink 30k additional into the deal.How did you finance this deal?

They are all within 1-2 minutes of each-other (walkable distance), and we are about 80% complete with large scale renovations at all properties, including HVAC, windows, roof, siding, common areas, interior apartments, etc.

Usually we have refurbed the house and advertise it when the interior is done and we're still on site working on the outside, that way we don't make a special trip.

I'd also look around Decatur...then moving North around Sanger/Valley View/Pilot Point/Bonham....just outside of the interior busy ring of DFW.
