Often: the smaller the unit, the more frequent trun over- you probably pay for heat for all tenants- ownership expenses are fixed per unit and mostly a function of kitchens, bathrooms etc, income goes up with bedroom count - at the same fixed cost- your management cost is a fo=unction of tenant count.

And how we would typically price a job like that (assuming there is no sheet rock is in the way) would be $65 a piece(receptacles,switches,lights,or ceiling fans).

I keep a close eye on bills to make sure I'm paying the correct amounts and frequently contact our bill companies asking for any specials or what have you...Are you familiar with using either option mentioned above?

We have that problem, frequently, where tenants give a notice to move, refuse to pay their last month's rent and tell us to deduct it from their security deposit.

If it's over a certain number it could affect your loan.FYI, A lot of people on BP are not big fans of condos as rentals because you have limited control over noisy neighbors, HOA increases, etc.
