What was supposed to be a relatively quick process ended up stretching throughout the entire winter.

This will likely be a long term buy & hold, either SFH or a 2-4 unit building.Is a 30 year-fixed loan with 20% down possible?

There isn't any annual tune up with this contract, but if the heat is broken, it will be fixed. 

A tenant may only be evicted on this basis if the property is being demolished or if renovations will a) substantially modify or replace a structural, plumbing, electrical, or mechanical system, and require permits, or b) remove unsafe materials, such as lead paint, mold, or asbestos, from the unit.

He simply wants to be 100% done.Given the above mentioned scenario, I am wondering what the best possible situation would be to make this happen, while possibly still maintaining the option to pull out equity for capital improvement projects with a bank. 

Is there a specific one for this situation?

Over the months it will take them to catch up this will save them several hundred in fees but I am also collecting that balance.

Many house hackers use this “ladder” approach, building equity and income with each property.A friend of mine started house hacking with a triplex in Phoenix around a decade ago.
