Than you get burned, someone sucks you dry, runs you around for considerable time removing your access and time with other clients, to leave you with less than what they give a waiter for 10 minutes of carrying food to there table..... yeah, think about that one for a moment. 

TL;DR. i am a first time buyer trying to get a mixed use building in Chicago....

If looking to flip then get I'd find an excellent agent, lots you can find here on BP and have them give you the CMA for with dry wall and without and see if the cost justifies it.  

Why not purchase an inexpensive car and then have not only a place for your signs and equipment but a dry means of transport.

However I would not consider them to be truly passive because they do not put any skin into the game like a good passive investment does (via a sizable coinvestment).

They want you to have skin in the game, and that sort of removes it.

When I started I used a book but the information was too dry to absorb so after spending months and extra money extending, I enrolled into an in class program.

So if the fascia got torn off during a bad storm its because there is a good possibility the rafters ends started to dry rot or nails loosen.

Develop thick skin and just keep on .

find out if gas station or dry cleaner ever operated at the strip. 75%-80% of dry cleaners have suffered leaks and resulted in contamination.
