There might have been some but I have been told by lawyers it is perfectly legal in the entire country.So ban them if you want to ban them, and don't if you don't.It might be a real shocker for some here but there are actually landlords in every state in the US that do drug tests on tenants and evict them for positive tests all the time.

I would also put an addendum in their lease stating they're responsible for any costs you incur due to their trespassing (lawyer fees, judgement amounts, etc).Also, consider getting a camera that aims toward the parking lot so you can see if they're trespassing when accused (you could get a wi-fi enabled camera and put it in the apartment of a tenant who is not trespassing).Finally, I would tell the other landlord the things you're doing in an attempt to stop the trespassing from happening.

(unless someone is paying you to do those things and you're not receiving a fee for the sale of the property) I recently asked two lawyers if I needed to be licensed to wholesale properties - they basically said yes and pointed me to the dos.ny.gov website.
