I guess the real question is if my deductible is $10,000 the chances of me filing a claim are slim to none and not keeping the policy would save me $341 a month.  

The rest...chances are he is just a bit nutty.  

Someone is in the property and this could reduce the chances of vandalism, theft, etc.

If you do you lose the chance to do the walk through and document literally everything that is wrong with a property. 

Do you currently have a HELOC by chance?

Was this a "turn key" purchase, in a shaky neighborhood by chance?

I thought what better way then the chance to talk to people with experience.

It will take alot of your time and since this is not your profession there is a chance of error which can be costly.
