My main concern is the limited cash I have available for the down payment and renovation costs.

Due to high interest rate and almost $10k of property tax, we negative cash flow over $10k in 2023.

The property has been drawn up and is permits are ready so it's just a matter of finalizing the cash for it.I know Tampa area has been booming so it generally seems like a good idea.

I am looking for some people to connect with in that area that may have more experience as we are out of state investors and have heard that Mississippi has great opportunities for cash flow and for people starting out in this industry.

My strategy would also be going for more price appreciation than cash flow. 

Year 1 is going to be tough to cash flow, but the population has essentially doubled in Fort Bend County in the last 10-12 years.
