Since you live in the area you know the neighborhood better than anybody.

They have a place they could potentially close on by the end of the year, but its new construction and the closing is subject to change based on the builder (and the area was just in the path of Beryl, so that timeline could have been impacted), so if that's the only thing they're thinking of exchanging into, I'm inclined to suggest they consider consuming the losses now for simplicity's sake, especially if the exchange timeline can't be guaranteed to work out.

However, these were done in the NYC metro area long ago which I believe is too difficult for a beginner to start in.

I live out of state (in Washington) but have a few rental properties in the Atlanta area that are managed by a property management company.

I think the intention was for the 2nd "sleeping area" to the left side to be for guests not for a permanent occupant to use.

I browsed for trustee sale in North Carolina but nothing coming up, except the the listings on Xome.com for online bidding I am not in the business of buying foreclosures so I am not sure which trustees post it on their site or if its best to search the areas newspaper for public notices.
