I am considering renting out to a business (to find out if this is allowed in the area),  How is your experience if you have done that.

I am a new multifamily investor (5-20 units) along the Front Range specifically Boulder and Jefferson Counties and am having the same issues when it comes to getting quotes.Brokers and agents have told me that some areas near us are simply uninsurable now.Most owners that I meet have are still in policies from before the fire.What have you learned in the two months since posting this?

Backup alternative in this area is redevelopment to condos if an owner preferred that route.

Is this possible to do with nothing down.

I have been working with a realtor in the past (when I bought my first property) who does not seem interested in this type of sale.

If not, this won't be too bad.

This isn't solely a Philadelphia problem, but it's exasperated by the amount of power and influence City Council members have over their districts.
