Set your ground rules, so that you don't get the 2am phone calls when a tenant loses their mail box key.

Type the @ sign and start typing their name it will populate outside the comment box. double click on their name. i can't tell if you should buy this or not. your numbers make no sense.

I screwed up my own residence moving into a trust, which is ok, but I set mailing address to be a PO box... 

Control box is disgusting and old. 

Take a few boxes of donuts and bagels to the local real estate offices for their weekly team meeting and tape your business card on all sides. 

I think that's a good way of thinking outside the box of trying to satisfy that market.

Up to this point, I've had every property on its own lock, and I keep a copy of all of these keys in a box.

Through the years I've had less trouble from furry guests than the juice box or solo cup crowd.

So I recommend allowing for certified checks/money orders to be mailed to a business address/PO Box and just make the due date/grace period clear.
