Buying Vacant Lots / Lands in Opportunity Zones

The subject of opportunity zones has become pretty popular. I was wondering if anyone has thought about or actively try / tried to buy up vacant lands / lots within a zone and maybe flip to developers? Or partner with developers to build a house and flip?

@Sin Hang Lai OpZones are a shelter for capital gains so you need to have a gain to invest in the land and an approved plan to go vertical.

OpZone deals are happing all over. This is not a land bank play. The land needs to be shovel ready as there is a time frame tied to funds going into a project.
