Youcan't just turn it on.Long term rents in the area are at an all time high, and after I factored in the turnover cost, addition al taxes, wear and tear, materials, and management impact on my time, the additional profit (I calculated about 15%) was worth turning my fairly passive incomes into another job.

Good point...But if I buy in the middle of nowhere, some thing like Alabama, or Oklahoma, I could buy for 20K and rent for 500$60K will give 3 houses, each rents for 500$-700$...It is probably better numbers, but not sure about security of the investment...

If I automatically indicate there may be some asbestos even if I am unaware of any asbestos then they can choose to rent elsewhere (which is always an option because I lease on a month to month so tenants can leave with a months notice if they are not happy).I have not found California to be landlord hostile but maybe I have little to compare with as my family and I have only had rentals in CA and Alabama.

Since it was a slab foundation, my biggest concern was that the plumbing would be melted under the slab, since that's pretty much al that was left except the brick and the roof.
