Find a "proven successful" mentor that can guide you in relevant marketing strategies so you don't waste your money on old marketing tactics that don't work.

My strategy is to buy and hold.

Because many investors spend so much time trying to set up these extremely complex strategies for things like anonymity and asset protection, and at the end of the day realized they just spent thousands of dollars for nothing.

Given this was a duplex in a developing area, my strategy was to buy and hold with cash flow.

Am using cash still to try to win the deals on the market- but will want to eventually refinance after improvements are made and value is added. 

If you normally buy and hold and flip one or two per year cause that exit strategy makes more sense you'll probably be ok but if you're primarily flipping and doing multiple that will be deemed as running a business.
