I would recommend a separate bank account and separate credit card. 

I’m ready to pull out my credit card and pay someone Big bucks to train me when in reality most of the trainers know less than I do :-) my kind wife usually correctly or incorrectly thinks I’m so smart she discourages me from much more paid training.

Applicant has 3+x monthly rent in income plenty of savings to cover future rent, and would be an ideal tenant, but credit score is 500 due to bad debt on credit cards from a few years ago.

Im trying to find a good system and strategy to make some wins in this segment. 

Maybe increase the perception of value with some light landscaping in flowerbeds.Ultimately you have to “win” in the eyes of an appraiser so whatever you can improve to accomplish that will help.

Backsplash in the kitchens, nice floors in the bathroom (small areas, so the cost-bump is minimal), and updated lighting in some key areas (like the dining and living areas) go a long way.Basically anything you can do to activate that "Ooh, that's so pretty"/HGTV part of the brain, while being budget friendly, is a win. 

I learned how to self-manage out of state while also being full-time Active Duty Air Force and the seller is looking at selling me more properties all with owner financing (Win!)
