Current market can be scary but you can ease those worries by just being more selective in your deals!

Same here, we've got multiple offers on many listings again, and select properties selling for up to 25% over asking price.

My question is whether there are any coaching programs that are widely trusted among this group? 

Between the levels of Contractors license and if each person needs a license, that is just way too much for a homeowner to follow through on....Only exemptions are actual licensed professions, e.g. electricians, plumbers, radon remediation, etc.Oh, in NJ the HIC registration is good State-wide as is the licensed professions. 

Additionally, I am selective with regard to who I send the info to.

Ultimately though, the people who choose to be and remain in NYC understand that they are selecting a densely populated and expensive location but for whatever reason see benefits that outweigh this.

Never rule out the power of partnering (but be selective). 

Don't forget to include the closing costs (much higher than in the US) and the cost of the furniture and of any work to be done to the property otherwise you could significantly overstate your ROI.Also, bear in mind that your ROI can vary widely depending on which property you buy and how it's managed.
