You will not recover those rents.Section 8 tenants, from my experience, have a sense of entitlement, and will report you to housing and the buildings department whenever they feel slighted for any reason (late fee, you didn't change a light bulb).

I mostly see people complain about tenants and how to deal with them, I'm not a landlord yet, so I guess this is a lesson to learn for me - how to not be an uptight landlord and scare the day light out of the tenants.

Option 4: Install motion sensor switch or exhaust and/or combine light and exhaust switch.Option 5: Demo entire shower and try to find issue and fix it from there. ( Obviously tenant suggest this option.)I was wondering, if some one came across this issue and how you guys fixed it.

Find a good handyman to do these things when needed.Small items like changing light bulbs are tenant responsbility, in my book.
