(I'm sure you remember from the industry) The flaw with food trucks here in the Midwest is seasonality but in warmer climates it *could* be worth it.

@Dan Rudolph I may not know enough but a market requires 2 sides unless there is a market maker (i.e. someone buying and selling for liquidity reasons and not investment) so if there is no activity the market is not worth much and probably cost them a lot of money @Kevin Moen  it matters because the price and value to a buyer of a note should reflect some type of pricing for liquidity.

Lot rents at $250 and running at a 40% expense ratio produces only $16k/year net  Is it worth it for the massive amount of work this place will require?

I stoped by and looked at a house in my hometown this weekend to see if it was even worth making an offer on or checking out.

I agree that many view their vacation rentals more from a personal use than investment perspective, which is why I wonder if vacation rental prop management is the way to play it.

I will be visiting the property and presenting a contract once I view the property and determine its condition.

Cheap or Fair;Cheap is nice when you have a lot of time to go looking for the cheapest guy in town that's just trying to buy himself a loaf of bread for dinner.. fair is when your willing to use the same vendors over and over at the price that you both view as fair.
