Some houses are totally tare-downs but others look like good fixer-uppers.

This way I can buy a 4 unit in some of the A class areas of Columbus Ohio, such as, Upper Arlington and Grandview.

You can price out a loan with local bank on 3-5 year balloon 15-20 year amortization in the mid 4's, but the LTV will likely be maxed at 75%, or a conventional loan - 30 year fixed in the low 5's max LTV 75%, or asset based mid to upper 5's - 30 year fixed - up to 80% LTV.  

He mentions a close that he bought, his first flip, a real "fixer upper" type of house that banks wouldn't lend against.

Let's assume the base for mine is in the middle or closer to the upper scale since the condition is good and the location is top notch.In this case, however, the bedroom is actually a mini studio since it has a special entrance that other tenants would not use.
