For this to work, there needs to be good amount of equity to justify taking two loans / paying IO for 3 months & you need to make sure the property will qualify for the 30Y loan on the back end.

Additionally, my area has an abundance of 4-family properties in those in-between areas where a would-be house hacker can benefit from the four rental income streams (instead of just two if they bought a duplex) in order to help stay within the DTI requirements. 

Keep a wide net of strategies until you find one or two that work ... and then deep into those. 

It seems your issue is two fold, partially due to poor underlayment/uneven floor and thickness of the LVP can play into that too.
