but to address the improvements that need to be made and such, Its my expierence that the selling number does not matter to the seller as much as the "net to seller" so even though they want the $800K theres always room in there to ask for closing credits to address the things you are seeing on the facade of the building.Additionally if you are worries about inheriting a vacant building or the whole building going vacant in my mind then you are analyzing the entire building and area as an investment, so what is the population trends, for that area, any data or comps on that asset class as far as per sf rents.

I was looking for the counterargument, and that study out of Malaysia was all I could find, so that's what I included back in 2018 when I initially put that together, the last time "omg rates are trending up, so real estate values are about to plummet, it's 2008 all over again, and also we have to buy a house now because rates are going to be 7% next year!!!!"

No one knows for sure, but I don't see interest rates going much lower looking at historical trends. https://fred.stlouisfed.org/se...The HELOC would let you get better deals because you're a cash buyer, and have a line to continue to pull from in the future if you can afford to pay extra on the principal.

I also tried Turbo Tenant which seemed simple enough and I liked it, but shortly after decided to hand it over to a manager as I wanted to be as passive as possible and it wasn't trending that way once I got to 8 properties with tracking down contractors for maintenance requests.
