So now a title had to be built which can take up to 7-14 days or so depending on different scenarios (I’m not an attorney or a title company, so check your local regulations) So now I had to get creative to buy time.

It's either older garden-rise condos that are now being flipped for way too much, high-rise condos (with extremely high HOAs of $500-1000), beat up SFRs built in the 1980s+ that need a lot of maintenance, overpriced townhomes built in the 1990s/2000s (~$700k+), or the newer construction homes which are 5bed/5bath and at minimum $1.4mil+.

-CapEx and Repairs are absurdly low, unless you plan to bring capital reserves to the table for what I assume is a house built in before 1950.
