I posted about my client in MS... who got into big trouble then ended up in Jail.. the issue was the fist cease and desist he got was at the time he advertised the homes for sale on his website .. the state looked at the title and deduced he did not own them at the time he was advertising them for sale on his turn key website.buyer from CA had a bad turn key experience which opened up pandora's box IE she made a written complaint.. this led to investigation and this operator was fined and issued a cease and desist...

If they are exploring a deed in lieu, you are going to be cut out of it as the borrowers will be deeding the property back to the lender.

If I can get the landlord to drop to 7% I can even keep all 4, and have a slight cash flow, but very slow equity gain except the initial 36% percent that I bought them at.
