The problem is finding a T/B with ~$3k down PLUS $5k for the flooring and paint.

they want us to sign the agreement stating we will obtain financing in the amount of the agreed price minus the down payment (excluding the cost of work that will be needed--they know their is mold so it will def. need fixing)the financing clause states if we cannot get financing in the purchase price amount we can cancel.

It's not rocket science so I don't think there's much reason to pay a realtor for fairly simple information to obtain yourself.

This is my first time obtaining a loan so i dont know the process, i thoght i would mention some of my assets and thought process.

Darn it, I wish you lived closer to the other "T" state of Tennessee.

I have heard there are mortgage regulation bulletins that people in the industry obtain which at the very least prepares the bankers with the knowledge of upcoming changes.

In fact, a needle in a haystack in under 3 minutes might be easier.Your "cash offer" is really not cash if you do t have it, so not really a legit offer at all.
