I am wondering if there is a better strategy I should take or if anyone knows a surrounding area that might be better for what I’m trying to do.

When I used to wholesale, I would mail a radius of non owner occupied properties surrounding the subject property. 

By university of the pacific are some really nice areas with bad ones surrounding it.

My questions really surround the best way to structure this partnership and how to handle the mortgage. 

I just purchased my house in 2018 and now this.The surrounding communities are opposed to the idea as am I but it may be a done deal.
