If they are charitable they could use the funds to donate to a Donor Advised Fund to offset income and have a large charitable pool to donate whenever they wish.

@Louis ChanWithout the ability to get bank financing on the unit, it will greatly reduce your buyer pool and drive prices lower than comparable properties that are finance-able.
