Investing out of State

Hi my name is Carlos I am looking to invest out of state but dont know how to start. I currently own 3 properties in San Diego I'm looking to invest with either equity from one of my rental properties or hard/private money lending what is your advice on that decision?

As well as do you think its better to invest in states closer to California or go to other states further where the price is more affordable?

I hope I can get some advice that will steer me in the right direction. Thank you everyone.

Before deciding where to go, you need to know your why in investing. What goals do you need to accomplish your why? Are you investing for cash flow or appreciation? Do you need cash flow now or can it wait?

We also invest primarily out-of-state and have found good success with it.
