Cash and speed are powerful tools for getting what you want.Once your properties are rented, open lines of credit against some of them and accumulate more great buys... maybe move up to the 10 unit investments.

A vast difference in personal capital that can exponentially speed up or slow down your entry into real estate investing.I personally went with the FHA financing route and was able to buy a $240,000 duplex with just $12,500 cash.  

That's a speed rehab, and you realistically need a crew for each.

@Michael Grant - I'm not sure what happened and I'm not up to speed with either company beyond both having members here on BP. 

Speed isn't the issue here. 

I currently listen to the podcasts from Biggerpockets at 1.5x speed during my shift at work to learn what I can, I'm reading at least 2 chapters a day from a book in the field (currently Brandon's Rental Property Investing.)

Why because you need to move fast try offering closing in a week or in a few days it's all about speed and calculated risk.
