I did this when I first started investing in California and helped me sleep better at night knowing I had my *** covered legally if anyone tried to get trigger happy with suing my LLC.

Late rent, not pay rent, noise disturbance from excess barking in the building, etc all legit reasons to evict a tenant with service dog? 

Once I get more properties a plan on creating a more communal fund, but this helps me sleep at night now.

I worked way harder and made tons LESS money, lost countless nights of sleep, had really very little control, and really didn't have much fun at all playing stocks. 

You will get dirty, you will loose sleep, you will be uncomfortable...success is not easy, but it is certainly doable. 

I also don't know if it would disturb the other tenant.

I have the standard lease agreement, and wanted to know what other college rental investors include in the lease agreement to protect themselves and the property.For example, noise complaints/police disturbances.... what is the consequences..etc., Under age drinking (does the landlord have liability for that?)

What about repeated failure, failing OVER and OVER and OVER again and having your family pity you for a hopeless dreamer, and your friends quietly desert you because you're a perennial charity case, and people on the street sneer at you because the stink of personal failure is on you as surely as it is on an addict sleeping in a cardboard box in an alley?

Sleeping with a million questions running through your head is near impossible.2.)
