I want to buy a Condo (60k) as my first flip and have a simple questions.

However, if it's something simple with just a kitchen, bathrooms, floors, and paint then you could easily use a "handyman" type contractor.

It may be that the tenant is "bluffing" like Chance suggests.  

Any suggestions on how I might find a correct mailing address?

I would never suggest paying anything BEFORE closing (except the obvious, like appraisal).

I wanted to keep the first one simple.
