I'm sold, just sent my first tenant through and plan to transition the rest shortly. 

There's nothing wrong with having the tenants sign your own lease IF they agree to do so, but just know that there's nothing that says they have to sign a new lease during the existing lease period.

Long story short, Hurricane Katrina caused materials to skyrocket, we ran out of construction money and used our own, the project ran long and pre-sale buyers bailed.  

I have/do rent to two tenants who have had criminal backgrounds.First tenant was in a transition program for an extensive period of time (years); had a job working in maintenance at a local hotel which he faithfully rode his bike to (a distance of a good number of miles) because, of course, he was not allowed a car.  

You'll learn a lot more from  finding motivated Sellers and solving problems in short time sons than you will from virtual driving. 

Just in case you don't know,  right of redemption means that the owner that was foreclosed on has a certain period of time usually a year to come back and claim the property, which almost never happens but there is a possibility for them to do so.

In short, they're only good for rental grade, nothing you really want to live in.

You probably have 20 years before retirement, think about how much your investments can grow over this period of time, tax-free!
