@Theresa Holl so what you are saying is that there is a market for accounting services for people who uses Hospitable?

KBKG was the first company ever to launch a self service software for properties this small and it has been through IRS audit numerous times.

I reached out to my loan servicer to inquire about doing so, and received this reply:We have reviewed your request to convey this property to an LLC and unfortunately, your loan does not qualify.At this time we can only allow Fannie Mae loans to be conveyed to an LLC.

I have never managed any type of rental property before, but I think I will be OK with self managing (not saying that it won't be a headache, but I think I can get through it).I am open to other ideas and markets that are within about 3 hours of the Metro/DC area. 

I’m getting ready to leave at the end of the month and my mail forwarding service gets a letter from the town which I have a feeling is important so I overnight ship it to myself.

And within these areas, what property types would you recommend diving into for a solid investment?

If you capitalized those expenses to put it into service your basis is $415K (not counting depreciation).  

If they use third party companies for these services?

I am currently looking for a client of mine for a duplex in the Heights around the same price point, and although there aren't a lot, this type of properties do exist.

It definitely feels more like a 'who you know' type of game.
