Apartments are "easier" than SF homes from a maintenance standpoint (no grass to cut, gutters to clean, etc.)  

From what I understand, the tenant pays for all maintenance, insurance, etc.

@Bailey Rubal it is great that you are starting early, with this home in particular I see that it has a very sizeable HOA of $276/ month which is not included in your analysis, however the variable expenses you list at $280/ month are likely to be a bit lower as this will pretty much only include repairs/ maintenance. 

An owner occupant can live in a house with lots of deferred maintenance, even code violations and maybe no one ever sees the mess. 

Than look at maintenance and cap-x, ask if your properly allocated and collateralized in contingency funds held for that aspect.

They probably don’t have the records or realized “deferred maintenance” is a thing.Maybe some writing and simple math?
