What is the average cost of a new roof on a small house in Atlanta and a new HVAC?

We are paying cash and will put a new roof on and will want to refinance right away.  

We replaced the entire septic systems, rehabbed the cottage with windows, doors, roof repair, exterior paint, interior original wood floors refinished, some LVP added where needed, complete kitchen replacement.

I own an apartment in Chicago which I would like to rent and have accumulated quite a few financial aspects (retirement, …) while living in the US for the past 6 years.I'm looking for help/advice on the transition where I will go from tax resident to non-resident.

Same thing for a water heater or leaky roof.

Recently, value has gone through the roof so equity is very high.

One other aspect you may want to drill down on with a potential lender: time to close.

In one assocation, the unit includes all things within the unit, the exterior walls, roof, etc.  

As with many aspects of RE these days, it’s harder to find deals that work, patient sellers, and many agencies are more interested in new construction vs. acq/rehab.
