Purchase price was 250K and rent was $2225.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

New builds typically tend to appreciate faster and demand a higher rent than average for an area compared to older units (we often see a higher quality tenant(s) in new builds as well).If you were to buy an already built 4 plex are you expecting any immediate or mid term rehab and what are the projected rent rates and rough estimate for annual appreciation.

She will be paying rent anyways with me so her paying me rent and building our future wealth when we do get married is a much bigger win than us both paying down someone else's mortgage.

The lease states that the tenants are responsible for the full unit rent regardless of the number (in the event one tenants moves out before the lease ending date).
