Once you decide to rent to a sec 8 tenant the only requirement is that your unit pass an initial HUD quality inspection - the unit will be re-insepected annually as long as you are renting to a sec-8 tenant.

My only concern with that might be that her side bringing in a lower quality tenant might leave your side less desirable.
