Long story short, it was a pretty much a drug house, all tenants got vacated,  the city came in and issued multiple health and safety violations along with citing multiple unpermitted items in the house that needed to be fixed.

In all our student rentals, and many of our other buildings, we have high-bandwidth connectivity into the building:  a small, but prioritized, portion is used for our monitoring, the reset is segregated into separate networks and provided "complementarily" to our tenants.

Otherwise, it's a nice, in-demand area.Some leases contain language around 'acts of third parties' which inform the tenant something to the effect of; the owner has acted in good faith to secure the property, however, it's not a guarantee of your safety from acts of third parties, and personal safety and security are tenant's responsibility, etc.
