Hi Paul, Are you planning on increasing the value of this property, or is this pretty much a market rate deal?

Killeen can be a pretty good cash flow area but the appreciation will be slim to none in the next decade at least.

Lake Tahoe is a pretty good example.  

Alternatively, rents are pretty consistent if you're a buy and hold investor.  

Driving around looking at 20 houses a day for two weeks will get old pretty fast.

The owners have done pretty well.
