Pay close attention to the timelines- You have 60 days to pick out a property and then 6 months to close. there are 1031 companies who specialize in that and hold the proceeds of the first while waiting fir the 2nd to close.

I received some quotes on getting the utilities and septic on it, and I’m looking at about $10k to get it going minus the $4k or so worth of timber I can have removed.From here I still would need a mobile home, which I wouldn’t really have money left for after the utilities are setup, so if anyone has any advice on picking up a mobile home free or at a low cost it would be appreciated as well.

our average age of our client was 70 to 75 had owned the timber for one to 3 generations. and would just sit there and live in the old home they had lived in for years and drive the beat up pick up.all the while sitting one 1 to 5 million worth of timber.. but one thing was certain once the kids got it.. the chain saws were fired up in short order as @Joe Splitrock indicated..

I am using TurboTax.Do I:- refer to the original depreciation schedule and pick up at the level of depreciation that correctly accounts for the years it was a personal residence (even though I didn't claim depreciation in those years)?
