If one unit is vacant, they will typically allow showings on that one and encourage you to write your offer the same way - subject to inspection on the other unit(s).

Now, if I had a client telling me to negotiate a discount, it's not that I wouldn't encourage them to get an excellent deal, but if they want to get a property, they have to be realistic, too.

I would encourage you to look for better deals OR make this a better deal. 

I highly encourage anyone to disagree with proof, but this is just what I am seeing.
